Beautifully presented, Manor Farm Cottage is a delightful holiday home with lots of special little touches, able to comfortably accommodate up to six guests over its three bedrooms and its Dog friendly too.
This lovely cosy cottage can be found in a quiet secluded location on a non through traffic road on the southern east side of the Isle of Wight, the village of Wroxall is surrounded by St. Martin’s Down and ideally located midway between the seaside towns of Shanklin and Ventnor, both of which enjoy stunning beaches, a number of independent shops and fabulous restaurants. The local village pub, The Star, provides a great starting point for glorious walks to, the coastal towns or the nearby villages of Whitwell, Niton and the picturesque Godshill, which boasts some of the oldest and prettiest architecture on the Island, such as its medieval church, thatched-roofed cottages and traditional tearooms. The historical Appuldurcombe House with ornamental gardens designed by Capability Brown is just a mile stroll from the cottage as well as the renowned Isle of Wight Donkey Sanctuary. The property is also located close by to the popular Red Squirrel Trail which has 32 miles of mostly traffic-free cycling and walking on the old railway line through the heart of the Islands beautiful countryside.

The local village pub, The Star, provides a great starting point for glorious walks to, the coastal towns or the nearby villages of Whitwell, Niton and the picturesque Godshill, which boasts some of the oldest and prettiest architecture on the Island, such as its medieval church, thatched-roofed cottages and traditional tearooms. The historical Appuldurcombe House with ornamental gardens designed by Capability Brown is just a mile stroll from the cottage as well as the renowned Isle of Wight Donkey Sanctuary. The popular seaside resort of Ventnor is the nearest town and is just a short drive away offering a number of lovely seaside tea shops, pubs and restaurants dotted along the esplanade. There are also some quirky and bespoke shops, a park and a children’s paddling pool. The town, which for the most part is built on the steep hill leading to the beach, retains its original seaside charm and makes a great day out for all the family.

Bedroom 3: zip and link twin beds (can be made into a super king on request)
Bathroom: shower over bath, shower attachment, toilet and heated towel rail
OUTSIDE:
Enclosed garden, with grass and patio, including garden furniture and barbecue
Allocated parking for 2 vehicles adjacent to the property
ADDITIONAL CHARGES / SERVICES:
PLEASE NOTE: a pre-authorised, refundable, security deposit of £150 will be required before arrival at the property. No money will be taken, unless any damage is reported at the property within 14 days of your departure.
This property can accept a maximum of 2 pet(s). The charge is £35 per pet, per week and we kindly ask that you bring your own bedding for your pet(s). Please ensure that you correctly add your pet(s) when making your booking, so this additional cost is included. If it becomes apparent that you have brought a pet(s) with you but did not advise us, we will contact you to request payment separately.
There is no electric car charger on site and guests are prohibited from using the mains electric in the property to charge a car, unless agreed prior with the owner of the property. If it becomes apparent a car is being charged without approval, then the guest may be charged an additional amount to cover the extra cost.

The garden was in a nice sunny spot and the was fully enclosed for our little dog to run around. As we entered the cottage we were greeted with a welcome pack of goodies and fresh flowers. Every where was was spotlessly clean and well presented.

We just enjoyed a fabulous holiday at 1 Manor Farm Cottages. This was the 13th year running that we holidayed in self-catering accommodation with my in-laws and we all reckon that this was a contender for the best property we have ever stayed in.

We just enjoyed a fabulous holiday at 1 Manor Farm Cottages. This was the 13th year running that we holidayed in self-catering accommodation with my in-laws and we all reckon that this was a contender for the best property we have ever stayed in.
It helped that the weather was kind to us all week, but from the moment of our arrival it was clear that we’d chosen a homely property with everything that we could needimagine to make our stay a pleasant one. We didn’t even get to use the log burnerthe air fryer, but these and many other mod cons are there should you need them. The décor is modern, appliances are new and the beds are super comfortable. There is space around the kitchen table, in the lounge,outside in the spacious garden to enjoy each other’s companyto find a quiet place to read etc. We used the garden to play a bit of boules and a bit of football, as well as enjoying its sheltered ‘sun trap’ qualities for afternoon and evening drinks and a BBQ. As a base, the cottage is well positioned for trips to most of the island. Ventnor is on the doorstep and as well as being good for its shops (small supermarket, excellent F&C, butcher, fresh fish) and beach Ventnor is a gateway to the very quiet SW coast and western parts. Equally, Shanklin, Sandown and Newport are only a comparatively short drive away. Best of all, the cottage is in a quiet location on a no-through road, with direct access to footpaths that will take you up onto and around the downs, with stunning views over Shanklin and Ventnor. Stenbury Down is another short walk away and gives panoramic island views. The walk over Boniface Down to Ventnor is also beautiful and the excellent island bus services will bring you back from Ventnor to the end of the lane. I am a runner and valued access to the 3½ mile disused railway track to Shanklin, too a level route among all these picturesque hills! Our week saw us visit many places around the coast including Tennyson Down & the Needles, Brading Roman Villa, beautiful Bonchurch, beaches at Freshwater Bay, Compton, Shanklin and Ventnor, St Helens / Bembridge… and a highlight was viewing red squirrels at Alverstone Mead all within easy reach by car. Our host (Kim) proved welcoming and flexible, with friendly comms around our arrival and departure. I can wholeheartedly recommend the cottage! |
